Brickell Key and the bay at night, seen from Brickell

Brickell · Miami's financial district

Brickell,
from the inside.

Towers on the bay, a private island, a train that loops the neighborhood for free and a street life that runs late. The most walkable way to live in Miami.

Why Brickell

Where Miami's founding family settled, and where the city now builds up.

William and Mary Brickell opened a trading post at the mouth of the Miami River in the 1870s, and the bayfront road that carries their name became Millionaire's Row in the early 1900s. The office towers came in the 1980s, Brickell Key rose across the water, and Brickell City Centre opened in 2016. Today it is Miami's financial district and its densest place to live.

For buyers that means choice: a pre-construction residence, a classic bayfront tower or a house in The Roads, all within a few blocks. For sellers it means a market that moves on building reputation, rules and monthly costs as much as square footage.

Before you buy

What condo buyers should know.

Read the building before the unit

Florida's post-2021 condominium rules require milestone inspections and funded reserves in buildings three stories and up. In an older Brickell tower, the reserve study and any planned assessment matter as much as the view.

Rental rules vary by building

Some buildings allow short-term stays and many do not; minimum lease terms and how often you can rent are set by each association, on top of city rules. If you plan to rent, we confirm it in writing before an offer.

Monthly costs add up

Association dues, the building's insurance, parking and amenities all sit in the monthly figure. We put the full monthly cost next to the price so you compare buildings honestly.

Pre-construction has its own rhythm

New towers sell years ahead with deposits paid in stages. We read the purchase agreement and the deposit schedule with you before anything is signed.

Flood zone and parking

Elevation, flood zone and how many parking spaces convey with the unit vary from one building to the next. Ask early.

Schools

Southside Preparatory Academy, a public magnet school for pre-kindergarten through eighth grade, sits in Brickell, and Ada Merritt K-8 Center is a short drive west. Private options in the neighborhood include Key Point Academy on Brickell Avenue. Assignments change, so we confirm the current school for any address.

New construction

Always something rising.

Brickell builds more than anywhere else in Miami. We follow The Residences at Mandarin Oriental on Brickell Key and 2200 Brickell, a low-rise boutique building on Brickell Avenue that welcomed its first residents in 2026. Ask us which towers are releasing next.

Questions we hear most

Is Brickell a good place to buy a condo?

Brickell is Miami's financial district and its most walkable high-rise neighborhood, with the Metromover, the Metrorail, the bay and the City Centre all on foot. It suits buyers who want to live without depending on a car, and investors who want a deep pool of renters, as long as the building's rules allow it.

What is Brickell Key?

A private island in Biscayne Bay at the mouth of the Miami River, reached by a short bridge from Brickell. It holds residential towers, the Mandarin Oriental hotel and a promenade around its edge.

Can I rent out my Brickell condo?

It depends on the building. Each association sets minimum lease terms and how often units can be rented, and some prohibit short stays entirely. We confirm the rules in writing before you make an offer.

Do I need a car to live in Brickell?

Many residents manage without one day to day. The free Metromover loops through the neighborhood, the Brickell Metrorail station connects to the airport line, and most errands are within walking distance.
