Miami Lakes · Our home base
Miami Lakes,
our home base.
A town drawn around its lakes in 1962 and still shaped by that plan: curving streets, parks in every section and a Main Street you can walk. It is where The R&R Group works from.
Why Miami Lakes
A whole town planned at once, and it still reads that way sixty years later.
The Graham family turned their dairy land into Miami Lakes, first presented in 1962 and laid out by land planner Lester Collins around a chain of man-made lakes. Neighborhoods were built one at a time, each with its own lake, park and character, and Main Street became the town center. In December 2000 residents voted to become their own town.
For buyers that means mature trees, water and a clear sense of where one section ends and the next begins, with the Palmetto Expressway and I-75 at the edge of town. For sellers it means buyers who often already know which lake they want to live on.

Before you buy
What buyers should know.
Many sections have their own association
Much of Miami Lakes was built as distinct enclaves, and many carry a homeowners association with its own rules on exteriors, fences, parking and rentals. We read the documents with you before you commit.
Lakefront is its own market
A home on the water trades differently from one a street away. Ask early about the seawall or bank, the elevation and the flood insurance quote.
Permits run through the town
Miami Lakes has been its own town since December 2000, so renovations and additions are permitted by the Town of Miami Lakes, not the county.
Older homes, newer systems
The original sections date from the 1960s and 70s. Roof age, windows and electrical panels drive both the inspection and the insurance premium.
Taxes and homestead
Florida's homestead exemption and the Save Our Homes cap change your yearly bill a great deal. We run the numbers before you make an offer.
Schools
Public schools in town include Bob Graham Education Center, Miami Lakes Middle, Barbara Goleman Senior High and Miami Lakes Educational Center, which also offers technical programs. Our Lady of the Lakes Catholic School is the best-known private option inside town. Assignments change, so we confirm the current school for any address.
Homes here
Built once, renewed house by house.
Miami Lakes is close to fully built, so new homes come as remodels, rebuilds and the occasional townhome community rather than towers. If you are thinking about a renovation, we look at what the association and the town allow before you buy. For new construction elsewhere in Miami, see the developments we follow.

Miami Lakes is where Ramon and Rick are based, and where they know the sections street by street. Ramon brings a Miami native's eye for each neighborhood; Rick reads every deal as the investor and former banker he is.

Questions we hear most
Is Miami Lakes a good place to buy a home?
Miami Lakes was planned as a whole town, with homes set around lakes, parks in every section and a walkable Main Street, and the Palmetto Expressway and I-75 meet at its edge. It suits buyers who want a planned community with established trees and water close to the rest of Miami-Dade and Broward.
Is Miami Lakes its own city?
Yes. Residents voted to incorporate in December 2000, and the Town of Miami Lakes became the 31st municipality in Miami-Dade County. Before that it was a planned community in unincorporated Miami-Dade.
What kinds of homes are in Miami Lakes?
Single-family homes around the lakes, townhome communities, condominiums near Main Street and a few gated enclaves. The original sections are from the 1960s and 70s; Royal Oaks and the west side are newer.
Who built Miami Lakes?
The Graham family. Their dairy land became a planned community first presented in 1962, laid out by land planner Lester Collins with curving streets and lakes, most of them named after women of the family.
