Sunny Isles Beach · On the ocean

Sunny Isles Beach,
on the ocean.

A barrier-island city between the Atlantic and the Intracoastal, lined with the most ambitious residential towers in South Florida. Branded names, deep-water views and the sand at the door.

Why Sunny Isles

From Motel Row to the most famous names in design, all on one strip of sand.

In the 1950s and 60s more than thirty themed motels lined Collins Avenue, and the strip became known as Motel Row. After the city incorporated in 1997, almost all of them gave way to oceanfront towers, and in the last decade Sunny Isles became the home of branded residences: Porsche Design, Armani/Casa, Jade Signature and now Bentley.

For buyers that means an oceanfront residence with services close to a hotel's, in a city between Haulover and Golden Beach, near Aventura. For sellers it means a buyer pool that is often international and compares towers building by building.

Before you buy

What condo buyers should know.

Oceanfront towers and the new condo law

Florida's post-2021 rules require milestone inspections and funded reserves, and salt air is hard on concrete. In an older tower we read the reserve study and ask about planned assessments before you commit.

Rental rules vary by building

Minimum lease terms and short-stay rules are set by each association, on top of city rules. If income matters, we confirm what the building allows in writing before an offer.

Insurance on the beach

The association insures the building; you insure the interior. Ask for both figures early, together with the flood zone and elevation of the unit.

Pre-construction deposits

Branded towers sell years ahead with deposits paid in stages. We read the purchase agreement and the deposit schedule with you before anything is signed.

Buying from abroad

Many Sunny Isles buyers live outside the US. Financing, title and how the property is held work differently for foreign buyers; we line up the lender and the closing attorney early.

Schools

Norman S. Edelcup/Sunny Isles Beach K-8 is the city's public school. Students usually continue to Highland Oaks Middle and Alonzo and Tracy Mourning Senior High. Assignments change, so we confirm the current school for any address.

New construction

Your car, at your door.

Bentley Residences, developed by Dezer with Bentley Motors, brings a garage into every home through patented car elevators. The developer has scheduled it for completion at the end of 2027. Ask us which residences remain and what other towers are coming to the strip.

Your Sunny Isles team

A Miami native and a financier.

Ramon grew up in Miami and knows the towers on the beach one by one. Rick reads every building's numbers like the investor and former banker he is. Together they handle the Sunny Isles purchase or sale from the first showing to the closing table, in English or Spanish.

Questions we hear most

Is Sunny Isles Beach its own city?

Yes. Sunny Isles was incorporated as the City of Sunny Isles Beach in 1997. It sits on the barrier island between Haulover and Golden Beach, between the Atlantic and the Intracoastal Waterway.

Which buildings in Sunny Isles are branded residences?

The best known include Porsche Design Tower, Jade Signature, Residences by Armani/Casa and Bentley Residences, which is under construction. Each pairs a design brand with a developer and its own services.

Are there houses in Sunny Isles Beach, or only condos?

Mostly condominiums, but Golden Shores has the city's single-family streets. Inventory there is small.

Can I rent out my Sunny Isles condo?

It depends on the building. Each association sets minimum lease terms and how often units can be rented. We confirm the rules in writing before you make an offer.
