Coconut Grove · Miami's oldest neighborhood
Coconut Grove,
from the inside.
A bayfront village older than the city around it, under a canopy the rules will not let anyone cut. Sailing, cottages, towers on the bay and a center you can walk.
Why the Grove
The only neighborhood in Miami where you can live on foot, keep a boat on the bay and sleep under old trees.
Coconut Grove was settled in the 1870s, before Miami existed, by sailors, Bahamian builders and the writers and artists who followed them. Vizcaya, the Barnacle and the Sailing Club are from that era; CocoWalk, the new Bayshore towers and the farmers market are from this one. It sits between Brickell and Coral Gables, with a Metrorail station of its own.
For buyers that means a rare mix of walkability, water and canopy, in a neighborhood where conservation rules keep supply tight. For sellers it means a buyer who has usually already decided on the Grove and is choosing between a few streets.

Before you buy
What buyers should know.
The trees are protected
The Grove sits in a City of Miami neighborhood conservation district. Tree removal needs a permit and lot coverage is limited, which keeps the canopy and constrains full rebuilds. Know what the rules allow on a lot before you fall for it.
It is the City of Miami, not its own city
Permits, police and taxes run through Miami, not a separate municipality. The process differs from the Gables next door; the conservation rules, not an architecture board, are what shape the streets.
Bayfront is not the same as bay view
Only South Bayshore, Grove Isle and a handful of South Grove streets are truly on the water. Most 'water' in the Grove is a view. If a dock matters, we confirm riparian and dock rights before anything else.
Older cottages may be historic
Parts of the Grove, including Charles Avenue and homes near the Barnacle, carry historic designations. We check the status of any older home before an offer.
Older towers and the new condo law
Florida's post-2021 condominium rules mean milestone inspections and funded reserves for buildings over three stories. On Bayshore Drive we read the reserve study before you commit.
Schools
Coconut Grove Elementary anchors the public side. The Grove is also home to Ransom Everglades, Carrollton School of the Sacred Heart, St. Stephen's Episcopal Day School and Immaculata-La Salle, with the University of Miami a few minutes away in the Gables.
New construction
Towers on the bay, cottages on small lots.
The Grove's new construction runs along Bayshore Drive and Grove Isle, where a new generation of residences faces the bay, and on the village side, where new homes fill in among the cottages. Ask us which buildings are releasing and what the conservation rules allow on a lot.

Questions we hear most
Is Coconut Grove a good place to buy a home?
Coconut Grove combines a walkable village, direct access to Biscayne Bay and one of the densest tree canopies in Miami, and inventory is protected by conservation rules. It suits buyers who want a neighborhood they can live in on foot and a home that holds value.
Is Coconut Grove its own city?
No. The Grove is a neighborhood of the City of Miami, bordered by Coral Gables, which is a separate city. Permits and services come from Miami.
Which parts of Coconut Grove are on the water?
South Bayshore Drive and its towers, Grove Isle, and a limited number of South Grove estates sit directly on Biscayne Bay. Much of the rest of the Grove has bay views or bay access through the marinas and parks.
Can I rebuild a house in Coconut Grove?
Often, within limits. The conservation district caps lot coverage and protects trees, so a rebuild is shaped by the lot and its canopy. We review what a specific lot allows before you buy.
